Every engagement starts the same way: a free inspection that measures instead of glances - floor elevations, crack widths, wall deflection, and the grading and downspout reality outside - and ends with findings you keep.

Why Wichita Foundations Move

The metro sits on expansive clay that swells with every wet spring and shrinks hard in drought years. That cycle loads foundations from the side, drops them from below, and then does it again the next year. Flat lots make it worse: water that should leave the property lingers at the foundation line instead.

It earns its keep again at resale. Buyers fear unknown foundation problems far more than documented ones, and a file of dated measurements, scopes, and invoices turns a buyer's-inspector red flag into a paragraph. Documentation you can keep is the standing commitment on every job.

Repair-or-Monitor, Said Out Loud

The most underused recommendation in this industry is monitor. A hairline crack that has not changed in a year is not a project. A century-old Riverside house that eased half an inch decades ago and stopped is not an emergency. When the honest answer is measure it again in six months, that is the answer that goes in the findings.

Real numbers are published on this site: crack injection $350 to $800, drainage corrections $1,500 to $5,000, carbon fiber wall reinforcement around $3,000 to $4,800, and pier work $4,000 to $12,000+ by count. Your written scope narrows those ranges to your house before any work gets scheduled, so the number on the invoice is the number on the plan.

When You Call

Have a rough list of what you have noticed and when: the crack, the sticky door, the wet corner, and whether any of it changes with the seasons. Photos help. The inspection gets scheduled, the measuring happens, and the findings arrive in writing. What happens after that is your call, made with real numbers in front of you.
